MT Finance and Together are both lenders Boxx Finance turns to when a bridging loan case has been declined elsewhere on credit grounds. They solve that problem in different ways, and the right choice depends on exactly what makes the case complex.

What this means in practice
MT Finance removes credit scoring from the equation entirely, underwriting on the security and the exit strategy. Together takes a different route: it assesses credit history rather than a score, disregards adverse older than 12 months when pricing, and will consider satisfied IVAs on regulated second charge. Both reach a similar destination, where credit history stops being an automatic obstacle, through different underwriting philosophies.
Head-to-head
Speed
MT Finance is the clear leader, averaging around 11 working days to completion and priced and processed accordingly. Together does not compete on speed in the same way. Its strength is accepting complexity, such as unusual property, self-employed income and older or more serious adverse credit, that takes longer to underwrite properly at any lender.
Loan-to-value
Together's unregulated first-charge residential bridging reaches 75%, ahead of MT Finance's 70% cap across property types, though most other Together products also cap at 70%. For a residential case where every percentage point matters, that difference can decide it.
Property type
Together is the stronger fit for genuinely unusual or non-standard security. MT Finance's appetite is broad, covering residential including HMO, semi-commercial and commercial, but it is less specifically built around the unusual case.
Cost structure
Many of MT Finance's unregulated products carry no upfront fees and no exit fees after the first month, which is useful where cash is tight during the transaction. Together's fees are priced case by case rather than advertised as fee-free, so the total cost should be compared on the specific case rather than assumed.
Which lender fits which case
A landlord who has won a property at auction, has a CCJ on file and needs to complete within the auction deadline is a natural MT Finance case: credit is not scored, and speed is its strength. Our guide to auction finance within 28 days covers the timeline.
A self-employed borrower buying an unusual property, with a credit file showing problems from several years ago and no hard deadline, points towards Together. The older adverse is disregarded when pricing, and the property is the kind of security Together is known for.
A borrower with an IVA that needs clearing as part of a second-charge loan should look at Together's IVA criteria first, although West One Loans can also potentially discharge an IVA or debt management plan through the loan.
Which to choose
Choose MT Finance where the main obstacle is credit history itself, such as CCJs, arrears or no personal guarantor available, on a fairly standard property, and speed matters. Choose Together where the property itself is unusual, the credit history is older or more serious, or the borrower profile (self-employed, complex income) is what other lenders are struggling with, and completion speed is secondary to getting the case placed at all.
When neither is the best fit
If the credit is clean, both lenders are likely to cost more than necessary. LendInvest and Octopus Real Estate are built for clean, standard cases. For a historical credit blip rather than serious adverse, United Trust Bank's near-prime range may price better. The full reviews of MT Finance and Together go into each lender in more depth.
Questions worth asking before you choose
- Is the deadline fixed, as on an auction purchase, or flexible?
- How old is the adverse credit, and has it been settled?
- Is the property standard, or is it the kind of security other lenders have declined?
- Can you fund fees upfront, or does a no-upfront-fee product matter?
- Does the case need more than 70% LTV on residential property?
Summary
Both lenders exist on the panel specifically for cases that do not fit a mainstream lender's box, but for different reasons: MT Finance for credit history and speed, Together for genuine complexity and unusual security. Figures above are correct as of 2026 and should be confirmed with your broker before an application.
